THE DEAL STRUCTURE:
The Investor owns the Panamanian company that holds title to the land. The Investor enters into a development agreement with the Developer.
The Developer develops the project from start to finish by securing bank financing, hiring and supervising the contractors and managing the marketing and sales of the finished units.
The Investor recoups his total outlay of $850,000 plus interest, first.Thereafter the profits are split with 60% going to the Investor and 40% to the Developer.
The Investor puts in $850,000 and gets back $2,874,448 including his investment plus profit.
